BC’s 2024 SSMUH legislation allows up to four units on most single-family lots in Greater Victoria without rezoning. The original parcel comprised two compact lots with a single-family home straddling both, in a neigh bourhood where infill almost always meets resistance. The design response was developed with the Municipality of Oak Bay and a respected local designer: two executive homes sized and detailed to sit naturally alongside the established character homes on the street.

Approval required rezoning, setback and coverage variances, and a Council presentation. The case was made on the design itself: a project scaled and finished to belong on that street rather than disrupt it. Council approved it on that basis. Both homes are now complete, the majority of the property’s mature trees were retained, and two families are settled into a neighbourhood that welcomed the project.

Kyle sits down with you for an unhurried conversation about your lot, your lifestyle, and what you need the home to do. We talk through your vision, your timeline, and your budget in real terms. If we are a good fit, we will tell you. If we are not, we will tell you that too and point you in the right direction.

Design partnership

We work alongside your architect and designer, or introduce you to the local partners we trust. Budgeting runs in parallel with design from day one. Every design decision carries a cost implication, and we think you should know what it is before the design is finalized, not after you fall in love with something you cannot build at the number you have in mind.

Construction

Kyle is personally involved at every milestone. Your dedicated Project Manager sends bi-weekly budget and schedule updates through client-facing management software so you always know what has been spent, what is upcoming, and where the project stands. When issues arise, we surface them immediately and bring solutions alongside the problem.

Walk-through and beyond

We complete a thorough deficiency walk-through well before possession so every detail is resolved before you move in. After handover, the Traveler’s 2-5-10 year home warranty covers your home, and we remain available for questions. Our clients call us years after possession, and we answer.

Kyle Velikovsky

Co-Founder and Director of Construction

Kyle Velikovsky is a second-generation Victoria builder with more than 15 years of complex construction, development, and site management experience. He has spent his entire professional career building in Greater Victoria, and his knowledge of lot conditions, microclimates, and municipal engineering requirements across Oak Bay, Saanich, and the Peninsula is grounded in that history. Kyle maintains active oversight on every White Wolf project: assessing site feasibility, running parallel budget reviews during design, and leading key structural milestones. When you build with White Wolf Homes, you work directly with a principal of the firm throughout the process.

Ashley Barry

Co-Founder and Director of Operations

Ashley built her career scaling complex, high-trust businesses where clear systems and financial discipline determine outcomes. As General Manager, she helped launch Northern Alberta’s first non-hospital accredited surgical centre, then went on to manage Canada’s fastest-growing dental clinic and ultimately its largest. She brought that same discipline to White Wolf Homes. The bi-weekly open-book budget reconciliations, the tightly managed job cost tracking, and the rigorous change order documentation that protect clients’ investments are a direct result of her influence on how the firm operates.
