The home you have, rebuilt to the life you are living now.

Our Victoria BC home renovations services give you the opportunity to reinvent your space without the cost and disruption of moving. As a fully licensed General Contractor and Gold CARE Award recipient, White Wolf Homes brings the same high standards and transparent process to large-scale renovations that our clients have relied on across Greater Victoria. Four consecutive years Gold CARE Awards, including the 2025 Gold for Best Renovation over $1M, reflect the standard we hold on every project we take on.

We do not take on cosmetic refreshes or single-room projects. Our clients are working with homes that need structural reconfiguration, major additions, down-to-studs rebuilds, or significant systems upgrades. If the scope requires a general contractor who can manage permits, engineers, and multiple trades simultaneously, that is the work we do.

The renovations we take on

Some homes need more than updating. They need to be taken to the bones, reconfigured, and rebuilt. We have completed whole-home rebuilds across Greater Victoria that involved complete structural overhauls, new floor plans, full systems replacements, and high-end finishes throughout. These projects carry the same planning rigour, permit management, and financial transparency as a new custom build.

See completed work in our project gallery

Adding square footage to an existing home in Greater Victoria is rarely straightforward. Setbacks, building envelopes, heritage overlays, and neighbouring structures all come into play before a plan is drawn. We assess your property and its constraints first, work alongside your architect or designer from the initial budget conversation, and manage the permit process from application through final inspection.
Read more about what to expect from a home addition on our blog.

Removing a second floor and rebuilding it, or adding a new upper level to a single-storey home, is one of the most structurally complex renovation scopes a general contractor can take on. We have completed projects of this scale across Greater Victoria, including full second-floor removals and rebuilds that transformed the home without changing its footprint. Every structural scope is permitted and inspected.

Many of our renovation clients combine a whole-home transformation with the addition of a legal secondary suite or garden suite. The two scopes share infrastructure, share the permit process, and share the disruption window. Managing them together is more efficient and more cost-effective than sequencing them separately. We build both. One client, whose renovation involved demolishing an existing garage and suite and adding 500 square feet with a new garden suite, described the White Wolf team as managing every challenge efficiently and minimizing the stress throughout.

White Wolf Homes at a glance

2025 Gold CARE Award: Best Renovation over $1,000,000

The VRBA CARE Awards are judged by independent industry juries across BC. White Wolf Homes won Gold at the 2025 CARE Awards for Best Renovation over $1,000,000 for The Parkwood Estate. We have won Gold four consecutive years across categories: Best Single Family Detached Home in 2022, Best Single Family Detached Custom Home in 2023, Best Custom Millwork in 2024, and Best Renovation in 2025. That consistency reflects the standard we hold on every project, not just the ones entered for awards.

2026 Georgie Award Winner

White Wolf Homes won the 2026 Georgie Award for Best Multi-Family Townhouse Development (Infill) for the Paragon Parc development. Judged by an independent out-of-province panel. The same build quality and project management discipline behind that win applies to every renovation we deliver.

BC Housing Licence #47571

We hold an active BC Housing licence, verifiable through the BC Housing public registry. Every project is built to BC Building Code, fully permitted, and inspected at every required stage.

BBB A+ Accreditation

Our BBB A+ accreditation is independently verified and publicly searchable. For renovation clients navigating projects where unexpected conditions are common, that accountability matters.

What sets White Wolf Homes apart on a complex renovation

The Parkwood Estate renovation won Gold at the 2025 CARE Awards, judged independently. It reflects the standard we hold on every renovation project we take on, not a peak effort reserved for award submissions. Read more about renovations that increase home value on our blog.

Older homes in Greater Victoria regularly present conditions that were not visible at the start: asbestos, lead paint, unbraced framing, drainage issues, soil conditions that affect foundation work. We have worked through all of these. Kyle is honest from the first site visit about what could potentially complicate the project. That candour at the start protects your budget and your timeline.

Every renovation project runs mandatory bi-weekly budget and timeline reconciliations through client-facing project management software. You have line-by-line visibility into every cost throughout construction. Change orders are fully priced, documented, and signed off before any work proceeds. Our approach to financing and budgeting is covered in more detail on our blog.

Major renovations are disruptive by nature. We take deliberate steps to minimize the impact on your family throughout: clear scheduling, coordinated trades, maintained access to the parts of your home not under construction, and daily communication when conditions change.

IndigoOak BayRenovation of single family home

On a leafy stretch of Hampshire Road in Oak Bay, this renovation gave a tired house a new lease on life – and quite literally lifted it. Working from plans by Carolynn Wilson Architect, we raised the main floor, stripped away the old cladding and wrapped the home in deep navy shingle siding over a new rainscreen, finished with crisp white trim and a cedar-lined front gable. Inside, wide-plank white oak, skylights and warm oak cabinetry against black counters and a dark green tile backsplash make the kitchen and dining areas feel bright and grounded, with the surrounding cedars framed in nearly every window.

Opening up an older home brings surprises. Demolition uncovered a hidden central chimney, undersized rafters and a second layer of old cedar shingles beneath the siding. We removed the chimney, reinforced the roof framing to the engineer’s spec, upgraded the foundation and rebuilt the envelope properly – so the finished home is as sound as it looks.

Parkwood Estates, a 14,000-square-foot luxury residence, sat untouched for eight years after the homeowners’ bad experience with a previous contractor left the project stalled. Their son reached out to White Wolf Homes, recognizing we were the right team to move things forward with the transparency that had been missing. We stepped into a delicate situation with care – rebuilding trust through honest, consistent communication – and carried the project through to a stunning luxury completion, from the coffered music room to the chef’s kitchen and grounds.

The result: a VRBA CARE Award for Best Renovation $1 Million+, recognizing the craftsmanship and care behind finally bringing this long-stalled home to life.

Couldn't be happier with our choice to select White Wolf for our renovation. On time and on budget with an entire team of wonderful skilled people each leaving their mark on the project. Thank you!

Pacific NoirSaanichWaterfront Renovation

Set on the waterfront in Saanich, this multi-level home had remarkable ocean views – and interiors that ignored them, with closed-off rooms, a dated kitchen and a cramped bathroom that doubled as the laundry. Our renovation reworked the layout entirely within the existing footprint, relocating the laundry, opening up sightlines and bringing the water into view throughout.

The lower level became a dedicated entertainment floor: a custom bar faced in handmade red zellige tile, a billiards lounge, a media area and a pinball room behind a glass pivot door. Overhead, a sculptural walnut ceiling sweeps across the room in a continuous S-curve, its edge traced in warm light as an echo of the waves beyond the glass. Vertical walnut slat walls and a cobalt leather banquette complete the space, and the powder room is a jewel box of navy Venetian plaster, curved walnut and blue zellige.

Kyle is professional, always available and truly has customer satisfaction as his top priority. Our project manager Jeff was outstanding throughout. He always had our best interest at heart. I would highly recommend White Wolf Homes for any renovation project.

Testimonials

What our renovation clients say

“We interviewed a number of local companies for our renovation/addition and chose to work with White Wolf after our first meeting with Kyle. We’re so glad we did! We were dealing with a number of unknowns in our “new to us” home built in the 60’s and renovated without permits by the previous owner. Kyle was honest with us from the start about what could potentially complicate the project, which involved demolishing an existing garage and suite, dealing with some issues in the main house, adding 500 square feet and creating a large garden suite for my husband and I so our son and daughter-in-law and expected grandbaby could move into the main house. Basically everything he warned us about, from asbestos to lead paint to existing framing to drainage to soil conditions turned out to be factors and the White Wolf team managed every challenge efficiently and minimized the stress of the renovation, not easy with our extended family and two crazy dogs living together upstairs during the renovation! Everyone on the White Wolf team was wonderful to work with and all of the sub contractors they brought in for the project were great. Kyle kept in touch throughout the process, communication was excellent and our site supervisor Jeff was amazing. His responsiveness and attention to detail was so appreciated, he went above and beyond to make what could have been a very stressful time as easy for us as possible. Now we’re happily settled in to our beautiful multigenerational home and enjoying time with our granddaughter, she arrived just before the project completed and was welcomed by Ashley and Kyle with a lovely gift. We can’t recommend White Wolf highly enough, it was an exceptional experience to work with them.”

Suite addition with whole-home renovation

“White Wolf Homes is a fantastic company to work with. From our initial visioning meeting on our back lawn with Kyle and Elliot to our completed suite addition – the experience could not have been better! Communication was very responsive, we were never left waiting to hear back throughout the project. The project was completed on-time (even a bit early!) and on budget – which was important to us as our budget was tight. All the trades were well coordinated with the build moving along at a steady pace. Any issues or concerns that arose were dealt with quickly and professionally. Working with Elliot as our project manager for the latter half of the build was an absolute pleasure – he is a gem of a person, so helpful, patient, and willing to explain things in lay-terms. White Wolf created a beautiful home for our family with the utmost integrity, professionalism and kindness – it felt like working with old friends on a project together. You can’t go wrong with this company, if there were 10 stars I’d give them all.”

I truly believe White Wolf earned their wages through the tremendous value they brought to the project. Our budget was reviewed monthly, kept on track, and any changes were clearly communicated and documented. We highly recommend White Wolf. Major home renovation and addition

“We approached White Wolf Homes in early 2025 to discuss a possible renovation of a 2300 SQFT non renovated duplex in Brentwood Bay. From first contact with the owner (Kyle) and our Project Manager (Elliot), the process has been seamless and each stage of the process was communicated very effectively. Throughout the design & building process, each stage was completed with the most meticulous detail whilst keeping costs that align with both your budget and long term vision for the property. White Wolf are by far one of the best home build/ design companies I have encountered which is impressive as one of us has a professional background in property. Thank you Kyle, Elliot, Emily and the rest of the White Wolf team for making this process so easy.”

How we run your renovation

Every custom home build, infill project or major renovation we take on follows a similar five-stage process.

Read more about how we run a project
01

Site assessment and scoping

Before we talk budgets or timelines, we walk the property. Older homes in Greater Victoria carry history that does not always show up in a title search: previous unpermitted work, deferred maintenance, materials that require special handling. We assess what is there, tell you what we find, and scope the project around reality, not assumptions. That honest conversation at the start is how we avoid the surprises that derail renovation budgets mid-build.

02

Design and budget coordination

We work alongside your architect or designer from the first meeting, or introduce you to partners we trust. Every design decision is cost in real time so you know what it means for your budget before it is committed. Our approach to financing and budgeting is built around transparency. The proposal you sign reflects the project you actually want, not an optimistic version trimmed to fit a number.

03

Permitting

Most large-scale renovations in Greater Victoria require municipal building permits. Requirements vary across jurisdictions, and we manage the full application process for every project. We coordinate with your engineer, handle the back-and-forth with the permit office, and keep the project moving. Read more about local building codes and permit requirements on our blog.

04

Construction

Your project manager is your day-to-day contact throughout construction. Kyle is personally involved at every structural milestone. You receive bi-weekly budget and schedule updates through client-facing project management software: a line-by-line view of what has been spent, what is committed, and what is upcoming. When something unexpected surfaces on site, you hear about it the same day with options, not just a problem. See our customer care approach for more detail.

05

Final walk-through and handover

We do not consider a renovation complete until you are satisfied with the result. We complete a thorough deficiency walk-through before handover, resolve every outstanding item, and close all permits. If our clients call us months after handover with questions….we pick up.

Faqs

Home renovations in Greater Victoria

We specialize in large-scale, complex renovation projects: whole-home rebuilds, major additions, second-floor removals and rebuilds, and structural reconfiguration. We do not take on standalone kitchen or bathroom renovations, or cosmetic refreshes. If your project requires a licensed general contractor to manage permits, engineers, and multiple trades simultaneously, contact us to discuss your scope.

Most large-scale renovations in Greater Victoria require a municipal building permit. This includes structural changes, additions, and modifications to electrical, plumbing, or the building envelope. We manage the full permit process for every project. Read more about local building codes and permit requirements on our blog.

Older homes regularly present conditions that were not visible at the start of the project. We identify as many of these as possible during the site assessment, flag them in the proposal, and price contingencies for the likeliest scenarios. When something unexpected surfaces mid-build, we bring it to you the same day with a clear explanation, the cost implication, and your options. Nothing proceeds until it is approved in writing.

It depends on the scope. Whole-home rebuilds and down-to-studs renovations typically require you to vacate. Additions and partial renovations can often be staged so that you retain access to part of the home throughout. We plan the construction sequence around your situation wherever possible and take deliberate steps to minimize disruption. Read more about living through a renovation on our blog.

We hold BC Housing Licence #47571, verifiable through the BC Housing public registry, and are BBB A+ accredited. Kyle sits on the Board of Directors for the Victoria Residential Builders Association. Every project carries full commercial general liability and builder’s risk insurance.

The best way is a direct conversation. We are not the right fit for every project, and we will tell you that honestly. If your scope involves significant structural work, complex permitting, or coordination across multiple trades over an extended timeline, call us. If it does not, we will point you in a better direction. Read more about choosing the right builder on our blog.
